The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states.&nbsp;</p> <p><u><strong>APARTMENT MAINTENANCE TECHNICIAN POSITION:</strong></u> <strong data-start="196" data-end="237">Our Apartment Maintenance Technicians</strong> play an integral role in supporting the transition from construction to full occupancy at <strong data-start="328" data-end="359">SpringBrook Park Apartments</strong>, Columbia’s newest luxury multi-family community. This position works closely with the construction and development teams to identify and complete warranty-related repairs, assist with punch lists, and ensure new units meet quality and performance standards prior to resident move-in.</p> <p data-start="648" data-end="1059">As the community stabilizes, Maintenance Technicians will continue to support the property by addressing warranty requests, troubleshooting HVAC, electrical, and plumbing systems, and performing light repairs as needed. This role offers the unique opportunity to be part of a new build from the ground up, ensuring that every detail reflects the quality and craftsmanship of a premier residential development.</p> <h4 data-start="1066" data-end="1093"><u>APARTMENT MAINTENANCE TECHNICIAN RESPONSIBILITIES:</u></h4> <ul> <li data-start="1096" data-end="1201">Collaborate with the construction and development teams to complete unit punch lists and warranty work.</li> <li data-start="1204" data-end="1319">Perform post-construction quality checks to ensure new units are fully functional and meet design specifications.</li> <li data-start="1322" data-end="1414">Respond to warranty service requests promptly, accurately diagnosing and resolving issues.</li> <li data-start="1417" data-end="1518">Track and report warranty-related repairs to ensure timely resolution with vendors and contractors.</li> <li data-start="1521" data-end="1617">Assist with preventive maintenance planning to reduce future issues and extend equipment life.</li> <li data-start="1620" data-end="1713">Maintain organized records of materials, tools, and inventory, ordering supplies as needed.</li> <li data-start="1791" data-end="1866">Oversee work performed by external vendors or contractors when necessary.</li> <li data-start="1869" data-end="1973">Assist with light landscaping, grounds upkeep, and small renovation or improvement projects as needed.</li> <li data-start="1869" data-end="1973">Assess repair and service orders estimating time to complete and scope of repair needed.</li> <li data-start="1869" data-end="1973">Respond to and complete repair work and service orders in a timely fashion.</li> <li data-start="1869" data-end="1973">Follow up with residents after completing repair work to ensure problem is fixed, reducing repeat repair tickets.</li> <li data-start="1869" data-end="1973">Perform routine repairs as well as follow through on scheduled preventive maintenance service.</li> <li data-start="1869" data-end="1973">Maintain material and supply inventory, ordering materials when needed.</li> <li data-start="1869" data-end="1973">Assist with the turn of vacated units in preparation for new resident move in.</li> </ul> <h4 data-start="1066" data-end="1093"><u>APARTMENT MAINTENANCE TECHNICIAN QUALIFICATIONS:</u></h4> <ul> <li data-start="2008" data-end="2145"><strong data-start="2008" data-end="2022">Must have:</strong> 2+ years of experience in maintenance or construction with exposure to electrical, plumbing, painting, and drywall work.</li> <li data-start="2148" data-end="2228"><strong data-start="2148" data-end="2162">Must have:</strong> Clean background, strong work ethic, and professional demeanor.</li> <li data-start="2231" data-end="2301">Must reside within 20 miles of Columbia due to on-call requirements.</li> <li data-start="2304" data-end="2357">HVAC experience or EPA certification is a <strong data-start="2346" data-end="2354">plus</strong>.</li> <li data-start="2360" data-end="2532">Ability to meet the physical demands of the position, including walking, standing, climbing, stooping, bending, kneeling, and lifting/carrying items of 50 lbs or greater.</li> </ul> <p>&nbsp;</p> <p>&nbsp;</p>
