<p><strong><span data-contrast="none">POSITION SUMMARY:</span></strong> <span data-contrast="none">This role is laser-focused on driving leasing performance, occupancy, and resident retention for the community. The Community Director partners closely with the Community Manager on day-to-day operations and is a primary point of contact for current and prospective residents. <p><span data-contrast="none">Leasing & Occupancy:</span></p>

<li><span data-contrast="none">Own the leasing pipeline -- conduct tours, follow up with prospects, and convert leads to signed leases</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Monitor daily, weekly, and monthly leasing and occupancy KPIs; escalate concerns to the Community Manager</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Execute the community's pre-leasing and renewal strategies to hit occupancy and revenue goals each academic cycle</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Manage and execute the renewal outreach program, ensuring all current residents are contacted through the renewal process</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Conduct regular market surveys and shop comparable student housing communities in Eugene to stay current on pricing and promotions</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Implement leasing promotions, campaigns, and outreach programs in collaboration with the Community Manager</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>

<li><span data-contrast="none">Build a positive, community-centered living environment that supports resident satisfaction and retention</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Plan and support resident events, programs, and communications (newsletters, social media, etc.) that drive engagement</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Review notice-to-vacate requests and identify root causes; proactively work to improve retention</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Build and maintain relationships with campus and community resources including University of Oregon housing offices, student organizations, and local businesses</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>

<li><span data-contrast="none">Process lease applications, execute lease agreements, and manage lease file accuracy in Entrata or designated property management software</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Collect rent, post payments, and assist with delinquency follow-up under the direction of the Community Manager</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Conduct move-in and move-out inspections and ensure accurate documentation</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Assist with preparation of weekly and monthly leasing reports submitted to Redstone</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Maintain office organization, ensure common areas are ready for tours, and uphold property appearance standards</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Support the Community Manager with special projects, marketing initiatives, and property reporting as needed</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Conduct all business in accordance with Fair Housing laws, company policies, and applicable Oregon landlord-tenant regulations</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>

<li><span data-contrast="none">1-3 years of experience in student housing, multifamily leasing, or property management</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Demonstrated track record of hitting leasing and occupancy targets</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Client-ready professional demeanor with strong communication skills -- written and verbal</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
<li><span data-contrast="none">Experience with property management software (Entrata preferred, but not required)</span><span data-ccp-props="{"335559738":40,"335559739":40}"> </span></li>
