The ideal candidate must have an acute attention to detail and demonstrated ability to work well in a fast-paced environment with fixed deadlines.</p> <p><strong>Responsibilities:</strong></p> <ul> <li>Prepare detailed conceptual budgets and estimating from pre-construction, concept design, schematic design and design development documents</li> <li>Perform detailed take-offs of all trades.</li> <li>Initiate and manage entire bid process (construction management and general contractor) inclusive of preparation of detailed bid package</li> <li>Ensure accurate and proper submissions &amp; proposals by all subcontractors</li> <li>Build and maintain vendor relationships</li> <li>Collaborate with engineers, architects, clients, and subcontractors</li> <li>Work collaboratively with field team to communicate deliverables and procurement schedules</li> <li>Level subcontractor bid proposals for accuracy and scope gaps</li> <li>Prepare scope of work documentation by division</li> <li>Attend and lead subcontractor calls and meetings as needed</li> <li>Conduct on-site walk-throughs as needed&nbsp;</li> </ul> <p><strong>Qualifications:</strong></p> <ul> <li>5+ years of experience in budgeting and estimating for commercial construction projects. &nbsp;Both core &amp; shell and commercial interior knowledge required</li> <li>Retail construction experience preferred&nbsp;</li> <li>Proven ability to compile estimates and hard bid packages with trade breakdowns&nbsp;</li> <li>Strong presentation skills and ability to lead or participate meetings with subcontractors, clients, owners, and architects as needed</li> <li>Demonstrated ability to prioritize and multi-task</li> <li>Ability to deliver to deadlines for multiple concurrent projects&nbsp;</li> <li>Excellent time management and organizational skills</li> <li>Knowledge of Tri-State subcontractor base</li> </ul> <p><strong>Technical Experience:</strong></p> <ul> <li>Demonstrated ability to read and interpret construction drawings</li> <li>Ability to value engineer a project</li> <li>Strong knowledge of MS Project, Excel, Word, and Outlook</li> <li>Knowledge of On Screen Takeoff&nbsp;</li> <li>Knowledge of Sage/Timberline</li> </ul> <p>&nbsp;</p>
