Experienced Maintenance Technician

ShipRock Management is a full service residential property management company servicing real estate in the St Cloud area.

We are looking to add a qualified technician to our staff to assist in maintaining 6 properties, and several single family units.

The candidate should be well versed in plumbing, light electrical, and carpentry work. Knowledge of heating systems and appliances would be a bonus. Additional responsibilities include:

• Manage work orders and prioritize them daily
• Reach out to tenants to set up work orders and following up once complete
• Perform basic maintenance issues such as: running toilets, leaking faucets, replacing P-Traps, replacing light fixtures, replacing outlets, replacing water heaters, replacing windows, unclogging fixtures, troubleshooting heating systems, etc.
• Turnover maintenance such as: painting apartments, rekeying/replacing locks, potentially replacing vinyl/carpet floors, hauling belongings to storage/dump, etc.
• Work with hired contractors (electricians, plumbers, heating contractors, etc.) to troubleshoot and fix issues that arise
• Other duties as assigned.

The candidate should have a basic working set of tools and have reliable transportation.

Personal vehicle use is required, and a stipend will be paid each month to reimburse for expenses.

Candidates should be presentable, professional, and have experience as a technician or contractor with a proven track record of success.

A clean driving record is required as well as a clean background. State Law requires a Kari Koskinen background check for felony convictions involving personal harm in the past 10 years.

Very competitive compensation with paid training.

 Position consists of 40 hours per week. On call for after hours work is required ever 4 to 6 weeks with on call pay at 1.5 of regular wage.
