<p>The Land Manager is responsible for executing Clēnera's land acquisition strategy by leading land identifications and negotiations for utility-scale solar and storage projects.</p>
<p><strong>WHAT YOU'LL DO</strong></p>
<ul>
<li>Identify, conduct outreach (including cold calls & letter campaigns) and establish relationships with list of targeted landowners/developers to secure viable land for project sites and easements.</li>
<li>Negotiate, draft, and review agreements containing favorable business terms for a wide variety of transaction documentation including purchase options, lease options, lease agreements, transmission lines, access roads, and right of way easements.</li>
<li>Work independently to build trust with prospective landowners.</li>
<li>Perform high level analysis and review of title, zoning, floodplain, easements, leases, permitting fees, entitlement process, and other site-specific considerations.</li>
<li>Advise on any fatal flaws or issues that may prohibit acquisition or development. </li>
<li>Assist in providing advice and guidance to Land Specialists to guide them through the acquisition process.</li>
<li>Document all pertinent communications with landowners in database system and organize all information using prescribed methods.</li>
<li>Collaborate with individual department, as well as cross-functionally with other departments within the organization.</li>
<li>Maintain organizational excellence in terms of project timelines and deliverables.</li>
<li>Coordinate with legal counsel and contracts department to complete lease, purchase and easement documents.</li>

</ul>
<p><strong>MINIMUM REQUIREMENTS</strong></p>
<ul>
<li>Education: Bachelor’s degree in business, real estate, land management, finance, or related field.</li>
<li>Experience:
<ul>
<li>Minimum of 5 years of experience in land acquisition or development.</li>
<li>Minimum of 3 years of experience managing customer relationships.</li>
</ul>
</li>
<li>Technology: Advanced Proficiency with Microsoft Office Suite and Acrobat Adobe; familiar with ArcGIS, Landgate, Spotfire, and an ability to learn company-specific software programs.</li>
<li>Skills/Attributes:
<ul>
<li>Proven track record of negotiating and closing complex, high-value land contracts with multiple landowners.</li>
<li>Working knowledge of Tax Maps, Topo Maps and Property Deeds.</li>
<li>Ability to gather concise data and understand project requirements to effectively complete a task.</li>
<li>Skilled in solving team disagreements, promoting cooperation and keeping internal and external work relationships collaborative.</li>
<li>Managing multiple high priority relationships strategically.</li>
<li>Highly skilled in explaining complex details clearly, ensuring everyone on the team understands. </li>
<li>Self-motivated with ability to work aggressively in a competitive environment.</li>
<li>Ability to work effectively in a fast-paced, growing company environment. </li>
</ul>

<li>Travel: Up to 25%</li>
