font-size: 10pt;"><br></span></li> </ul></div><p data-start="246" data-end="269"><span style="font-size: 10pt;"><strong data-start="250" data-end="269">Job Description</strong></span></p> <p data-start="271" data-end="609"><span style="font-size: 10pt;">Atwell's Pipeline and Transmission practice is growing, and we're looking for a Right of Way Acquisition Specialist to support active projects across South Texas, with a primary focus in <strong data-start="458" data-end="499"><span class="hover:entity-accent entity-underline inline cursor-pointer align-baseline"><span class="whitespace-normal">Bexar County</span></span></strong>, <strong data-start="501" data-end="542"><span class="hover:entity-accent entity-underline inline cursor-pointer align-baseline"><span class="whitespace-normal">Comal County</span></span></strong>, <strong data-start="544" data-end="585"><span class="hover:entity-accent entity-underline inline cursor-pointer align-baseline"><span class="whitespace-normal">Guadalupe County</span></span></strong>, and surrounding areas.</span></p> <p data-start="611" data-end="796"><span style="font-size: 10pt;">This is a field-based, project-dedicated role where your relationships, judgment, and follow-through directly shape project outcomes across some of Texas’s most active energy corridors.</span></p> <p data-start="798" data-end="1011"><span style="font-size: 10pt;">You’ll manage the full acquisition lifecycle — from first contact with landowners through final documentation and close-out — coordinating across legal, survey, environmental, and construction teams along the way.</span></p> <p data-start="1018" data-end="1042"><span style="font-size: 10pt;"><strong data-start="1022" data-end="1042">Responsibilities</strong></span></p> <ul> <li><span style="font-size: 10pt;">Engage landowners across South Texas to explain project scope, address concerns, and secure land rights including easements, rights-of-entry, and option agreements</span></li> <li><span style="font-size: 10pt;">Research property ownership, title information, and parcel boundaries using Texas county courthouse records, tax rolls, and appraisal district databases</span></li> <li><span style="font-size: 10pt;">Prepare, review, and execute land use documents in compliance with client and <strong data-start="1449" data-end="1490"><span class="hover:entity-accent entity-underline inline cursor-pointer align-baseline"><span class="whitespace-normal">Texas Railroad Commission</span></span></strong> and other regulatory standards</span></li> <li><span style="font-size: 10pt;">Negotiate compensation agreements and settle damage claims in coordination with the Field ROW Supervisor and Project Manager</span></li> <li><span style="font-size: 10pt;">Document all landowner communications and maintain detailed parcel files</span></li> <li><span style="font-size: 10pt;">Record executed legal documents with county offices across Bexar, Comal, Guadalupe, and surrounding counties</span></li> <li><span style="font-size: 10pt;">Read and interpret maps, plats, engineering drawings, and legal descriptions to communicate project impacts</span></li> <li><span style="font-size: 10pt;">Coordinate access with surveyors, environmental teams, inspectors, and contractors</span></li> <li><span style="font-size: 10pt;">Support valuation reviews, appraisals, and damage assessments</span></li> <li><span style="font-size: 10pt;">Track acquisition progress and report field status</span></li> <li><span style="font-size: 10pt;">Participate in project meetings and assist with close-out</span></li> </ul> <p data-start="2231" data-end="2253"><span style="font-size: 10pt;"><strong data-start="2235" data-end="2253">Qualifications</strong></span></p> <ul> <li><span style="font-size: 10pt;">2–5 years of experience in right of way acquisition, real estate, or related field; Texas pipeline or transmission experience strongly preferred</span></li> <li><span style="font-size: 10pt;">Working knowledge of Texas property law, land rights, and real estate documentation</span></li> <li><span style="font-size: 10pt;">Experience researching title and ownership through Texas county and appraisal district systems</span></li> <li><span style="font-size: 10pt;">Familiarity with landowner dynamics in Bexar, Comal, Guadalupe, or surrounding counties strongly preferred</span></li> <li><span style="font-size: 10pt;">Strong negotiation and conflict resolution skills</span></li> <li><span style="font-size: 10pt;">Clear, confident communication with landowners and stakeholders</span></li> <li><span style="font-size: 10pt;">Comfortable with regular field travel across South Texas</span></li> <li><span style="font-size: 10pt;">IRWA coursework or certifications a plus</span></li> <li><span style="font-size: 10pt;">Associate degree or equivalent experience</span></li> </ul> <p><span style="font-size: 10pt;"><strong>Disclaimer&nbsp;</strong></span></p> <p><span style="font-size: 10pt;">While AI tools may support your application process, this role is built on human talent.
