About the role
The Senior Leasing Manager is responsible for overseeing the leasing operations of Place Vendôme , including tenant acquisition, retention, and lease negotiation. The role involves driving the commercial success of the mall by ensuring optimal tenant mix, maximizing occupancy rates, and contributing to the mall’s revenue growth through effective leasing strategies.
KEY RESPONSIBILITIES & ACCOUNTABILITIES:
Leasing Strategy & Execution
- Develop and implement leasing strategies to achieve leasing targets, maximize occupancy rates, and support the mall’s overall business objectives.
- Identify and approach potential tenants for available spaces, including retail, F&B, entertainment, and services.
- Negotiate lease terms and conditions with potential and existing tenants, ensuring mutually beneficial agreements.
- Conduct market research and competitor analysis to ensure the mall’s leasing offerings remain competitive and attractive.
Tenant Relations & Retention
- Build and maintain strong relationships with current and prospective tenants to ensure high retention rates.
- Address tenant inquiries and concerns promptly, facilitating the resolution of any issues related to lease terms, rent payment, or operational concerns.
- Conduct regular tenant satisfaction surveys and follow up on feedback for continuous improvement.
Lease Documentation & Compliance
- Prepare and manage all leasing documentation, including lease agreements, renewals, amendments, and tenant addendums.
- Ensure all lease agreements comply with local regulations and mall policies.
- Monitor and track lease expiration dates, renewals, and rent payments to ensure timely action.
Budgeting & Reporting
- Collaborate with the finance team to develop leasing budgets, forecasts, and reports.
- Monitor leasing performance metrics and contribute to financial planning and decision-making.
- Prepare monthly, quarterly, and annual reports on leasing activities, including occupancy rates, revenue generation, and tenant turnover.
Marketing & Promotion Support
- Work closely with the marketing team to ensure tenants are effectively promoted within the mall and through various marketing channels.
- Provide insights into mall events and promotional campaigns that can support tenant sales and overall mall traffic.
- Assist in the development of tenant incentive programs to drive sales and enhance the mall’s reputation.
Qualifications
- Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field (MBA or Real Estate Certification is a plus).
- 8–10 years of experience in retail leasing, preferably in large shopping malls, mixed-use developments, or retail real estate firms.
- GCC/Middle East experience is essential, with a strong network of local and international retail contacts.
- Experience dealing with luxury, lifestyle, entertainment, and F&B tenants.
- Strong understanding of retail real estate markets, retail trends, and consumer behavior in the Middle East.
- Excellent negotiation and presentation skills.
- Strong financial acumen and ability to assess commercial viability.
- Excellent interpersonal and relationship-building skills.
- Ability to manage multiple leases and projects simultaneously under tight deadlines.
- Fluent in English; Arabic is highly preferred.
