About the role
AHS, a distinguished luxury real estate developer, is seeking a Senior Chartered Quantity Surveyor (QS) to join our expert team. This role is critical in managing the commercial and contractual aspects of high-end residential projects, ensuring value for money and effective cost control throughout the project lifecycle. The ideal candidate will bring extensive experience, strong negotiation skills, and a deep understanding of the construction industry standards and practices.
Responsibilities
- Cost Management & Control: Prepare and manage accurate cost estimates, budgets, and forecasts for luxury residential projects.
- Contract Administration: Review, prepare, and negotiate construction contracts, variations, and claims while ensuring compliance with legal and company policies.
- Procurement & Tendering: Manage the tender process, evaluate bids, and select suppliers and subcontractors to ensure best value and quality.
- Project Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to monitor project progress and costs, providing timely advice to avoid overruns.
- Reporting: Prepare regular financial reports and cost analyses for senior management and stakeholders.
- Risk Management: Identify potential commercial risks and develop mitigation strategies to protect company interests.
- Compliance: Ensure all quantity surveying activities adhere to relevant standards, legislation, and company policies.
- Continuous Improvement: Promote best practices and continuous improvements in quantity surveying processes and systems.
Requirements
- Bachelor's degree in Quantity Surveying, Construction Management, or related field; Chartered status (MRICS or equivalent) is mandatory.
- Minimum of 15 years' experience as a Quantity Surveyor in luxury residential or high-end real estate development projects.
- Strong knowledge of construction contracts, procurement processes, and cost control methodologies.
- Proven experience in contract negotiation, claims management, and dispute resolution.
- Excellent financial management and analytical skills.
- Outstanding communication, negotiation, and stakeholder management capabilities.
- Ability to lead and mentor junior quantity surveyors.
- Detail-oriented with strong organizational and time management skills.
- Proficiency in quantity surveying software and MS Office suite.
- Ability to work effectively under pressure and meet tight deadlines.
