As Maintenance Technician III, you will be responsible for handling complex work orders, mentoring junior techs, and helping lead preventative maintenance efforts.&nbsp; You are expected to have your certification in HVAC, and experience in electrical, plumbing, appliance repair, and team leadership.&nbsp;</p> <p>&nbsp;</p> <p><strong><span style="text-decoration: underline;">Maintenance Technician III | Education, Experience, and License Qualifications</span> </strong><strong>&nbsp;</strong></p> <p><span style="text-decoration: underline;">Education:</span>&nbsp;</p> <ul> <li>High School or GED equivalent&nbsp;</li> </ul> <p><span style="text-decoration: underline;">Experience:</span>&nbsp;</p> <ul> <li>Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred.&nbsp;</li> </ul> <p><span style="text-decoration: underline;">Licenses &amp; Certifications:</span>&nbsp;</p> <ul> <li>Valid Driver's License&nbsp;&nbsp;</li> <li>EPA/ HVAC Certification&nbsp;&nbsp;</li> <li>CPO Certification&nbsp;&nbsp;</li> </ul> <p><span style="text-decoration: underline;"><strong>Maintenance Technician III | Job Functions </strong><strong>&nbsp;</strong></span></p> <p><strong>Repair &amp; Preventative Maintenance&nbsp;</strong></p> <ul> <li>Diagnose and perform maintenance and repairs in a timely and professional manner.&nbsp;</li> <li>Assure all service requests are completed by Hawthorne standards.</li> <li>Repair and restore vacant apartments to make ready status in preparation for the next move-in and per company standard.&nbsp;</li> <li>Assist with pool maintenance and cleaning.&nbsp;&nbsp;</li> <li>Completion of preventative maintenance according to the guidelines outlined in company policy.&nbsp;&nbsp;</li> </ul> <p><strong>Maintaining Building &amp; Grounds&nbsp;&nbsp;</strong></p> <ul> <li>Perform building and common area upkeep daily. Assist in keeping ground neat and free of litter, debris, and pet waste.&nbsp;&nbsp;</li> <li>Maintain shop appearance to facilitate quick assessment of supply inventory.&nbsp;&nbsp;</li> </ul> <p><strong>Team &amp; Leadership Responsibilities&nbsp;</strong></p> <ul> <li>Provide leadership, training, and mentoring to the maintenance team.&nbsp;&nbsp;</li> </ul> <p><strong>Additional Responsibilities&nbsp;&nbsp;</strong></p> <ul> <li>Promote good public relations with residents, co-workers, and company staff.
