Property Manager (Piedmont Raleigh)

Van Metre has a <strong>Property Manager </strong>position available to work on-site and oversee our residential property,<strong>The Piedmont Raleigh&nbsp;Apartments</strong>, in<strong> Raleigh, NC</strong>!&nbsp;</p> <p>The Property Manager must be a detailed oriented self-starter possessing strong operations, customer service, and sales skills. Under the direction of the Regional Manager, the ideal candidate is responsible for maximizing property occupancy by managing the maintenance and care of the physical asset. In addition, the candidate must understand and complete the budget process, control expenses, and generate revenue.</p> <p><strong>Responsibilities:</strong></p> <ul> <li><span class="JsGRdQ">Manage service and leasing team of four at our 382-unit property</span></li> <li>Supervise the team to ensure that Van Metre standards and market ready inspections are completed effectively</li> <li>Train, coach, and mentor team members</li> <li>Ensure a high standard of customer service to current residents and prospects</li> <li>Prepare annual budgets and quarterly forecast</li> <li>Assist in developing pricing/concessions for the current market</li> <li>Monitor sales activity and marketing</li> <li>Assist with the monitoring of property income and budgets</li> <li>Hold daily/weekly meetings with leasing and maintenance team members</li> <li>Prepare maintenance bids and contract negotiation</li> <li>Compile information for financial reports</li> <li>Monitor property income/expenses</li> <li>Stay up-to-date on local and federal fair housing and Landlord Tenant Laws</li> <li>Monitor account receivables for current and prior residents</li> <li>Follow through on eviction process when necessary</li> <li>Oversee completion of all necessary paperwork and reports</li> <li>Perform deposit accounting for move-outs</li> <li>Regular follow up and assistance on leads</li> <li>Prepare sales administrative reports (i.e. Monday report)</li> <li>Monitor lease renewals</li> <li>Other tasks assigned by the Regional Manager</li> </ul> <p><strong><span class="JsGRdQ">Requirements</span>:</strong></p> <ul> <li>Prior experience as a Property Manager is required</li> <li>CAM certification preferred&nbsp;</li> <li>Yardi software and other computer skills is preferred</li> <li>Prior experience with financial competencies and budgeting</li> <li>Individual must have a goal-oriented mindset, possess excellent customer service, organization, and communication skills</li> <li>Excellent written and verbal communication skills and</li> <li>Ability to interact with residents and customers in a professional manner is a necessity</li> </ul> <p><strong>Schedule is Monday-Friday 9am-6pm.
