POSITION OVERVIEW

We are seeking a dependable, customer-focused Self Storage Manager to lead day-to-day operations at our facility. You will work alongside an assistant to keep the property running smoothly — handling rentals, collections, and facility maintenance while delivering outstanding service to every customer who walks through our doors.

 

SCHEDULE & HOURS

This is a full-time position with the following schedule:

• Monday through Friday — regular business hours
• Alternating Saturdays — 8:00 AM to 12:00 PM

 

KEY RESPONSIBILITIES

Sales & Leasing

• Handle phone, in-person, and web inquiries and professionally convert leads into rentals
• Process leases, payment records, and tenant data using storage management software
• Assist customers with retail carton and packing supply purchases
• Coordinate storage solutions for household and commercial projects with Earle W. Noyes & Sons staff
• Periodically shop the competition to monitor local market rates

Collections & Compliance

• Understand and consistently enforce facility rules and lease terms
• Contact past-due tenants by phone and email; issue notices and assess late fees
• Overlock delinquent units and manage access until accounts are brought current
• Maintain detailed tenant notes within the management software
• Prepare lien and auction notices in accordance with state requirements
• Terminate leases for tenants who violate facility policies

Facility & Operations

• Conduct daily walkthroughs to inspect and document facility condition
• Keep the office, storage bays, and restrooms clean and clutter-free
• Ensure sidewalks and entry areas are cleared promptly after snowstorms
• Identify maintenance issues and coordinate with appropriate vendors for repairs
• Open and close the facility daily, confirming the building is secure and unoccupied at close

 

WHAT WE’RE LOOKING FOR

• Strong customer service skills with a friendly, professional demeanor
• Ability to learn and navigate storage management and email software quickly
• Comfortable handling difficult conversations while maintaining facility rules
• Experience supervising or coordinating schedules with at least one other employee
• Self-motivated and capable of working with minimal direct supervision
