Think of this role as part technician, part project manager, and part estate concierge — someone who knows how to swing a hammer, schedule a subcontractor, and speak clearly to a client who expects discretion, detail, and dependable care.


As a Service Superintendent, you'll manage and execute ongoing punchwork, maintenance, repairs, and concierge-level service on completed homes. You’ll serve as the primary point of contact for homeowners post-construction, overseeing both in-house labor and coordinating subcontractors for specialty repairs or upgrades. You’ll handle a curated set of projects — from warranty work to long-term estate upkeep — always with an eye on quality, schedule, communication, and the client experience.


What You'll Do


  • Lead on-site service visits, performing hands-on repairs, small upgrades, and punchwork when needed.
  • Manage subcontractor scheduling and oversight, ensuring work is performed to Schmid & Rhodes standards.
  • Conduct walk-throughs with clients and proactively identify needs for repairs, upkeep, or future improvements.
  • Create and manage punch lists, schedules, and timelines for small-to-medium-sized scopes of work.
  • Communicate with clients regularly, maintaining a courteous and professional presence in high-end residential settings.
  • Oversee job site protection, cleanliness, and client privacy — ensuring the home feels respected during any service visit.
  • Maintain accurate documentation, including service logs, work orders, photos, and project updates.
  • Coordinate with the Service & Maintenance team and Project Admin for materials, scheduling, invoicing, and reporting.
  • Identify opportunities to improve our service offering — better tools, processes, or vendor partnerships — and share ideas with leadership.


What We’re Looking For

The ideal candidate is calm, capable, and client-oriented — someone who knows how to manage the work while also managing expectations. You enjoy troubleshooting, take pride in doing things right the first time, and feel just as comfortable in a crawlspace as you do explaining a repair plan to a homeowner.


You might be a great fit if you:


  • Have 5+ years in residential construction, with broad knowledge of multiple trades (carpentry, drywall, finishes, light plumbing/electrical, etc.)
  • Have experience supervising subs or running small crews, especially in service, warranty, or punchwork roles
  • Are confident working in occupied, high-end homes, where presentation, protection, and professionalism are essential
  • Are a natural problem-solver — able to triage, prioritize, and act
  • Can build trust with clients through excellent communication and follow-through
  • Are highly organized, tech-savvy, and comfortable using project management tools or apps
  • Hold a valid driver’s license and reliable transportation

  • Schedule: Full-time, Monday to Friday, occasional flexibility required
  • Location: Greater Knoxville area — primarily job sites and client homes
